Leading health and beauty retailer leases offices at Malkin Properties’ MerrittView in Norwalk

Boots Retail USA Inc., a leading health and beauty retailer and pharmacy chain, has leased 2,850 square feet of office space on the seventh floor at Malkin Properties’ MerrittView, according to Jeffrey H. Newman, executive vice president of Malkin Properties, the marketing and managing agent for the building.

Boots was first established by founder John Boot in the U.K. in 1849 and, since then, has expanded operations into a dozen countries around the world, continuing to provide high-quality health and beauty products at affordable prices. As the U.K.’s leading pharmacy-led health and beauty retailer, Boots has been selling a selection of their quality makeup, bath and body care, skincare and beauty ranges at Target stores, select CVS pharmacies and Shoppers Drug Mart in the U.S. since 2004.
Boots will relocate its Stamford office to MerrittView this summer and will take occupancy of its new space for a term of six years.

“Our suburban trophy properties, with their immediate access to New York City and extensive amenities, continue to attract prestigious, big-name tenants such as Boots,” says Mr. Newman.

Malkin Construction will build out the space for the new tenant.

Mr. Newman, senior leasing associate Kimberly Zaccagnino and leasing associate Jovani Rampersad represented the landlord in this transaction. Paul Kauffman and Adam Klimek of Cushman & Wakefield represented the tenant.

Built in 1985, MerrittView is an eight-story, 255,000-square-foot trophy office building. Located at the intersection of Route 7 and the Merritt Parkway, near the Norwalk/Wilton border, MerrittView boasts beautiful river and woodland views. The centralized location also provides the convenience of immediate access to Route 7, Exit 40A and 40B of the Merritt Parkway, and the Metro-North Commuter Railroad.

MerrittView’s facade has alternating bands of brick and continuous windows. The structure encompasses a 6,400-square-foot plaza level, six full-size floors, and a 10,540-square-foot penthouse.

Recent and on-going building-wide enhancements include a newly redecorated lobby and common area corridors. Sustainable practices were incorporated into all recent upgrades, including the use of recycled content carpet and wallcovering and the use of adhesives and sealants with low or no VOC’s (volatile organic compounds).

Amenities include: 24-hour attended access; free shuttle van service for tenants to the South Norwalk Transportation Center and the Metro North Danbury Spur; structured on-site parking; a tenants-only fitness center with state-of-the-art equipment and locker room facilities; a tenants-only multimedia conference center with wireless internet access; a renovated and expanded MerrittView Grille; complete telecommunications systems, including fiber optics, category 5 wiring, cable and wireless Internet access with a choice of several telecom providers; and an ATM.

In addition, the expansive plaza area was renovated and made more aesthetically attractive by the addition of “Coiffure,” an abstract steel sculpture by award-winning local artist Carol Eisner. The sculpture, made of rusted steel components and assembled from recycled stock, weighs more than 2,500 pounds and stands 10½ feet high.

Malkin Properties provides full turn-key deal-making and management services, including marketing, lease negotiations, design, construction, management and cleaning services, all performed in-house. Broker commissions are paid in full as soon as leases are signed.

Other Malkin trophy properties in Fairfield County are: First Stamford Place, a three-building, 810,000-square-foot office complex located along I-95, adjacent to the Stamford Transportation Center; and Metro Center, a 285,000-square-foot property at the Stamford Transportation Center.

Malkin trophy properties in neighboring Westchester County are: Ten Bank Street, a 225,000-square-foot, 12-story office building located in White Plains, one block from the White Plains Transportation Center; and 500 Mamaroneck Avenue, a five-story, 285,000-square-foot multi-tenant office building located in the surging I-287 East submarket in Harrison.

The company’s portfolio of suburban office buildings totals 1.85 million square feet of prime space in Westchester County and in Fairfield County, Conn.

Malkin Properties provides full turn-key deal-making and management services, including marketing, lease negotiations, design, construction, management and cleaning services, all performed in-house.
