Stamford, Connecticut – June 3, 2008 – Mayor Dannel P. Malloy announced today that Harbor Point Development, LLC received overwhelming approval from Stamford's Board of Representatives for financing of infrastructure improvements and unanimous approval from the Zoning Board for buildings and open space plans for phase one of its historic transformation of Stamford's South End. Harbor Point Development will transform a long dormant part of Stamford's industrial past into a one of a kind, mixed use, destination point consisting of a waterfront hotel, new residential, office and retail space, and 11 acres of public parks. Harbor Point will file building permits with the City for phase one of this project, comprising approximately 1 million square feet of development, by July 1. Office and retail space will be ready for occupancy in 18 months with condominiums following shortly thereafter. "The renaissance of Stamford's South End took a huge step forward today as Harbor Point's plans were approved," said John Freeman, vice president and general counsel of Harbor Point Development, LLC. "We thank Stamford Mayor Dannel P, Malloy as well as the City's Board of Representatives, Zoning Board, Planning Board, community partners and others for their support and belief in our vision for the South End." "Harbor Point marks a new era for the City of Stamford," said Stamford Mayor Dannel P, Malloy. "We will see a former industrialized area brought into the 21't century with mixed use commercial, residential, and retail along a waterfront that will connect to the rest of the City for the first time. The project, within walking distance of the Stamford Train Station, will be a national model of transit-oriented development and smart growth. Harbor Point has already been selected by the US Green Building Council as a pilot member of its new Leadership in Energy and Environmental Design — Neighborhood Development (LEED-ND) program. "We will build Harbor Point with an eye toward a sustainable, responsible and bright future for generations to come in Stamford," said Freeman. "Our world class team of designers, planners, and developers will make Harbor Point a national model for economic and community renewal." Harbor Point Development has already donated land to the Waterside School, a coeducational K-5 independent school, and relocated the long-standing South End artist group, the Loft Artist Association. The first phase of Harbor Point includes financing for 1 I acres of public parks, street and other infrastructure improvements, A special tax district confined to the project's 80 acres in the South End was created to issue bonds to finance the improvements.
