NRDC Residential, the recently-formed residential subsidiary of Purchase, NY-based National Realty & Development Corporation, announces the unveiling of the first model home for Windermere on the Lake, a luxurious, environmentally advanced planned community located in the historic Long Ridge area. Windermere on the Lake, designed by the renowned architectural firm, Bartels-Pagliaro, will consist of 24 luxurious Arts and Crafts-inspired homes on 75 spectacular acres in North Stamford, CT and represents the inaugural community for NRDC Residential. The model home for Windermere on the Lake will be available for viewing by appointment only commencing November 2007. Prospective buyers can contact Windermere on the Lake now to have their names placed on the priority waiting list.

The first model home to open follows a design known as The Cumbria House. With its majestic façade of tiered triangles and gracious front-facing courtyard, the Cumbria House design creates an impressive and welcoming first impression. The Cumbria House is the most formal expression of Arts and Crafts design at Windermere. The twin garage wings sweep up to paired symmetrical gables hovering over a walled entry piazza. The generous floor plan organizes ground-floor common areas — kitchen and living, family, dining, and breakfast rooms — around a grand central staircase. On the second floor, the spacious master suite is flanked by four bedrooms, three additional baths, and study.

“We are extremely proud to announce the unveiling of Windermere on the Lake,” said Mark Robbins, President of NRDC Residential. “The extraordinary community represents the culmination of nearly three years of meticulous planning and the assembly of a carefully-selected team of world renowned professionals. Everyone associated with this community has shared a vision of creating the new model of environmentally conscious living, and we are both excited and eager to present this shared vision to the public.”

Windermere on the Lake is pursuing a LEED-certification, which would make it the first LEED-certified luxury planned community in Connecticut. The United States Green Building Council (USGBC) created the LEED™, Leadership in Energy and Environmental Design, rating system to serve as the benchmark for the design, construction, and operation of high performance green buildings. LEED is a particularly impressive and demanding designation for a planned community to achieve, given the rigorous specification requirements associated with the rating for single-family home construction.

Windermere on the Lake’s unique architectural plans are inspired by England’s 19th-century Arts & Crafts movement’s architect C. F. A. Voysey, whose groundbreaking style and innovative concepts feature continuous rooftops that blend in with the landscape and each other. Additionally, the Arts & Crafts movement prizes simplicity, quality craftsmanship, good design, clean lines, graceful forms, and comfort as well as harmonizing architecture with nature.

Named for locales in England’s Lake District, Windermere on the Lake’s four, light-filled home styles— Cumbria, Durham, Lancashire, and Westmorland — consist of four- to-six bedrooms, three-car-garages, porches, stone walls, cedar roofs, Christopher Peacock Cabinetry, Waterworks fixtures, Marvin windows, hardwood floors, convertible au pair/in-law suites, masonry fireplaces, and sports-equipment rooms. Additional options include a landmark tower, light monitor, outdoor entertainment area, balconies, exercise rooms as wells as his and her studies. As an added benefit, noted interior designer, Karen Houghton, will be available for future homeowners at Windermere on the Lake who wish to take advantage of Houghton’s celebrated design skills and expertise.

Windermere on the Lake homes will feature varying levels of industry leading eco-friendly options such as sustainable building materials, low-VOC paint and carpets, optional geothermal heating and cooling systems, superior insulation, multi-zone Hydro-Air HVAC systems, precise construction tolerances, custom LED lighting, and professional-grade appliances. In addition, these Energy Star®-qualified new homes meet efficiency guidelines set by the U.S. Environmental Protection Agency.

Windermere on the Lake is set on 75 park-like acres which feature a variety of distinct natural habitats, including woodlands, meadows, ponds, and a stunning 6 acre lake. Unlike typical subdivisions that fragment the landscape, Windermere represents an ecological approach to development. A Habitat Management Plan includes wetland restoration and preservation features that naturally improve water quality and prevent erosion. Where necessary, invasive plants have been removed and replaced with native species that promote the long-term health of the overall environment. Lastly, native wildlife is encouraged to thrive, with wildflower and butterfly plantings, bluebird nesting boxes, and a log-crib habitat structure in the picturesque ponds.

NRDC Residential retained renowned English landscape architect Simon Johnson to design the breathtaking garden plans that provide homeowners with a range of options, from the simple-sweeping lawns, specimen trees, swaths of bulbs-to the more elaborate with terraces, arbours, flower gardens, a pool, and fountains. The Robinson, Mawson, and Triggs garden options for Windermere on the Lake, can be customized for each owner.

Convenience will enhance all aspects of life at Windermere on the Lake, from owner services at the gatehouse to professionally maintained grounds. The resort-style community includes a swimming pool, tennis court, clubhouse with fitness room, walking trail, and lakefront fishing dock. The semi-custom homes offer optional features including elevators, steam showers, wine cellars, generators, cedar closets, heated garages, home theaters, and state-of-the-art sound and security systems.

Located in the historic Long Ridge village in prestigious North Stamford, Windermere on the Lake is nestled between Greenwich, New Canaan, and Pound Ridge and is approximately 40 miles from New York City. Daily train and bus services to Manhattan, Boston, and Washington, DC departs from nearby downtown Stamford.
