Stamford, CT - CBRE Group’s Westchester/Connecticut office has been appointed the exclusive leasing agent for 700 Canal Street, a 91,000-square-foot historic, waterfront office building located in Stamford, CT. The CBRE team of Brian Carcaterra, senior vice president; Michael McCall, vice president; and Peter Hansen, senior associate, will oversee the marketing campaign of the asset on behalf of the current ownership, ClearRock Properties.

The appointment comes on the heels of ClearRock’s acquisition of a 270,000-square-foot, four-building portfolio, which includes 700 Canal Street, as well as 850, 860 and 880 Canal Street.

“700 Canal Street offers a unique opportunity for potential tenants to be located in Stamford’s vibrant Southend,” said Mr. Carcaterra. “We anticipate strong interest in the property from a range of companies, and we look forward to working closely with the ownership to complete a successful renovation and lease up program that will encourage local economic growth.”

The property is situated along the Long Island Sound in a historic neighborhood among retailers such as Juliska, Design Within Reach and the Loft Artists Association Gallery. It also lies amid one of the nation’s largest redevelopment projects, Harbor Point - a former industrial area that is being redeveloped into a pedestrian-friendly, mixed-use neighborhood incorporating over six million square feet of office, retail, residential and hotel space. 700 Canal Street is convenient to I-95 and within walking distance to the Stamford Transportation Center, which serves as the region’s Metro North Railroad and Amtrak hub. Corporate neighbors include world headquarters for Starwood Hotels, Kayak.com, and Pitney Bowes. Retail and dining destinations include Fairway Market, Harlan Social, Dinosaur BBQ, and Le Pain Quotidien.

The CBRE team will work closely with the owner, building architect, MKDA, and property manager, Albert B. Ashforth, in the re-development of 700 Canal, which consists of pre-war and post-war construction and will include modernizing the building exterior; reinventing the main entrance and lobby; reconfiguring and optimizing floor plans; and designing new common corridors, bathrooms and elevator lobbies. CBRE will also oversee a prebuilt suites program that will provide turnkey loft-style offices for lease.
